Shipping & Delivery Policy
We deliver containers, cabins and trailers across Canada. This policy covers what delivery costs, how long it takes, and — importantly — what your site needs for the truck to get in.

1. Where we deliver
We deliver to all ten provinces and, by arrangement, to the territories. Remote, island, winter-road and fly-in locations are quoted individually. Delivery to the Yukon, Northwest Territories and Nunavut may be seasonal.
2. Delivery cost — free Canada-wide
Delivery is free to every province and territory in Canada. The price shown on a listing is the delivered price: no freight charge is added at checkout, and there is no minimum order. This applies to containers, cabins and trailers alike.
Two things are not included, and we will always tell you before you pay:
- Crane or specialist placement, where a site cannot take a tilt-bed truck (see section 6).
- Redelivery after a failed delivery caused by site conditions, a missing permit or nobody being on site (see section 5).

These are delivery times, not prices — delivery itself is free to all of them. Lead times start from cleared payment, not from order placement. Modified and custom units add the fabrication time stated on the listing.
3. Scheduling
Our logistics team contacts you to agree a delivery window once payment clears. You will receive the carrier's name and contact details, and a call ahead on the day. Someone aged 18 or over must be on site to direct placement and sign for the unit.
4. Site requirements — please read before you order
Containers arrive on a tilt-bed or flat-bed truck. A tilt-bed slides the unit off as the truck pulls forward, so it needs room to work.
- Clear approach: a firm, level route wide enough for a truck roughly 4 m wide, and overhead clearance of at least 5 m — watch for branches, cables and eaves.
- Run-off space: about 18 m of straight clearance beyond the placement point for a 20 ft unit, and about 30 m for a 40 ft unit.
- Firm, level ground: compacted gravel, asphalt or concrete. Soft ground, mud, fresh fill, snow and ice will stop the delivery.
- Foundation: we recommend railway ties, concrete blocks or piers at the corners so the unit sits level and drains.
- Permits: you are responsible for any municipal placement or zoning permit, and for confirming any condominium, HOA or landlord approval.
- Underground services: you are responsible for locating buried utilities, septic fields and cisterns on the placement route.
If you are not certain the site will work, send us photographs and measurements before you order and we will review them at no charge.
5. Failed or delayed deliveries
If the truck arrives and cannot deliver because the site is inaccessible, no one is present, or a permit is missing, a failed delivery fee of the carrier's charge (typically $350–$900 depending on distance) applies, and redelivery is charged at the normal rate. Drivers wait 60 minutes free of charge; after that, waiting time is billed by the carrier.
6. Crane and specialist placement
Where a site cannot take a tilt-bed — rooftops, tight urban lots, placement over a fence — a crane or hiab is needed. We can arrange this at additional cost, or you may arrange your own. Crane placement must be booked at least 10 business days in advance.
7. Risk and title
Risk passes to you on delivery. Title passes when we receive payment in full. Please inspect the unit before signing the delivery receipt — see our Return and Refund Policy.
8. Customer pickup
You are welcome to collect from our depot by arrangement. Your trailer and tie-downs must be rated for the load, and you are responsible for securing it legally for transport. We load free of charge during depot hours.
9. Delays outside our control
Severe weather, road and winter-road closures, port and rail congestion, and strikes can delay delivery. We will keep you informed and reschedule at the earliest opportunity; such delays do not give rise to compensation but you may cancel for a full refund if the unit has not shipped.
